
FEASIBILITY STUDY
The prerequisite for the realisation of a health centre is an assessment of the local medical care situation. It must be checked whether the practicing doctors in the region are interested in realising a medical centre or health centre. In the first step, 4-5 interested doctors in private practice and/or an inpatient facility are sufficient to carry out a feasibility analysis with a positive prognosis. The feasibility study answers the following questions:

Is a health centre at the intended location realistic due to the medical care situation, the environment, the catchment area, population development, infrastructure, etc.?

Which medical specialisations and focal points of the centre can be realised in the centre?

Which inpatient facilities are interested in participating in the project?

Which other medical or social service providers can be considered as tenants for the centre (nursing services, kindergarten, hearing aid acousticians, pharmacists, etc.)?

What is the overall space requirement of the building in order to be able to map the planned functions and create an economic benefit?

What rent is realistic for the location due to the market situation and what construction costs can be expected?

Which financing model is suitable and is there an operator model preferred by tenants?
The feasibility analysis forms the first basis for decision-making. On this basis, a joint decision can then be made as to whether or not it makes sense to realise the medical centre. If the decision is negative, this is also a valuable result, as wrong investments are avoided and resources can be used in realistic alternative projects.
